Inspired by the power of innovation, proximity, talent attraction, and inclusive economic development, VelocityTX has embarked on a bold vision to develop an urban Innovation District that will position San Antonio as a leader in developing innovative medical breakthroughs and generating economic growth and investment. The Innovation District will be an inclusive community where collaboration, connectivity, and the colliding of ideas spurs innovation in a connected, mixed-use environment.
The designated 70-acre area has the potential for development, especially in coordination with the Department of Defense and the local private and public sectors, and will directly connect the East Side to activity in downtown and to revitalize the historic economic center of the city’s East Side.
Anchored by a 12-acre Superhub, this transformational development will serve as a nexus for San Antonio’s thriving life sciences ecosystem, promoting sustainable economic growth for generations to come. Upon completion, the Superhub will be comprised of two developments: the recently completed Merchants Ice Complex and the G.J. Sutton property, which was acquired by VelocityTX in 2022.
Initial Goals for the Innovation District
Recruiting and retaining of businesses and research institutions, including military medical research
Encouraging and securing infrastructure improvements that support investment and improve connectivity to and within the district.
Facilitating relationships with the residents of the neighborhoods around the Innovation District
Promoting education, skills, training, workforce development, and entrepreneurship.
Phase 1: Merchants Ice Complex
Once the largest cold storage facility in Texas, the reimagined Merchants Ice complex is now home to some of the country’s most innovative companies, including anchor tenants Scorpius BioManufacturing and Gencure, a subsidiary of BioBridge Global.
Phase 2: G.J. Sutton Property
Formerly home to the administrative offices of Bexar County’s first black elected official, the G.J. Sutton property will be developed over the next 10 years and is envisioned to serve as a center for military medical research and development.
